Lori Esposito is a paralegal in Nixon Peabody’s Real Estate group with more than 25 years of experience in the area of commercial and residential real estate transactions.
I coordinate, implement and assist in closing commercial and residential real estate transactions. I make sure transactions run smoothly by managing due diligence aspects (including but not limited to, purchase and sale agreements, deeds, leases and amendments and formations and filings related to corporate entities); drafting organizational documents, such as, corporate resolutions, consents and incumbency certificates; analyzing title commitment and property surveys; coordinating title and survey clearance matters, drafting title objection notices and negotiating title policy coverage.
I foresee that county and state jurisdictions will improve their Web-based interfaces to provide comprehensive access to recorded documents, filing procedures and property searches, similar to the ACRIS system in place in New York City. Although digital technology has improved dramatically over the years, it is still constantly evolving. It is my goal to always be aware of the most current tools available in order to provide timely and efficient service to our clients.
