Alexandra Hohauser is an associate in Nixon Peabody’s Affordable Housing and Real Estate Group. Alexandra helps nonprofit and for-profit developers, sponsors, owners, and institutional investors in the development and preservation of affordable housing.
I assist developers and owners with all aspects of the financing, acquisition, and disposition of affordable housing properties. I have past experience on the lender side of such transactions, assisting investment banks, debt funds, and other institutional lenders in the origination and restructuring of commercial real estate mortgage and mezzanine loans for the acquisition and refinancing of properties, as well as representing loan sellers and buyers in secondary market transactions.
With the real estate market in flux, ensuring that housing remains affordable and that a range of government financing programs and supports are available is especially critical. Attention to such programs at the state, local, and federal level has never been higher, which may result in critical policy changes that will be important to help clients navigate. Whether commercial space (offices, hotels) within central business districts of cities will be converted into housing and other uses remains to be seen, but the potential and support for converting such space into permanently affordable housing are considerable. Within the general real estate sector, I am keeping an eye on the balance of investments in logistics and data technology with a renewed, and hopefully permanent, focus on climate change and green uses.
