Introduction
Ninteretse Jean Pierre’s (JP’s) practice encompasses all aspects of commercial real estate transactions and design and construction contracts. JP’s legal experience includes working for the US District Court, Western District of New York.
My focus
My practice focuses on all aspects of commercial real estate transactions. I represent borrowers, lenders, and real estate developers, companies, and property owners. I assist clients in structuring and negotiating a variety of commercial real estate transactions, including acquisitions and dispositions, leasing, title and survey review, and negotiation of other real estate instruments. I also have experience negotiating and drafting design and construction contracts and have recently negotiated and drafted design and construction agreements for multi-use buildings, hospitals, restaurants, and office buildings.
Design, Development, and Construction Contracts
I represent owners, developers, and lenders in connection with the structuring and negotiation of design-build, design, and construction contracts for complex projects in all asset classes, ranging from commercial and institutional buildings to hospitals and apartment complexes.
Acquisition, Disposition, Leasing, and M&A
I have substantial experience in all facets of acquisition, disposition, leasing, and mergers and acquisitions. I regularly represent developers in the acquisition and disposition of a variety of real estate assets, including manufacturing facilities, office buildings, apartment buildings, vacant lands, etc. I also represent lessors and lessees in connection with leases of a variety of spaces, including office spaces, hospital buildings, and manufacturing facilities. I assemble and lead real estate teams to undertake sophisticated due diligence projects, including review and analysis of complex title issues.

- Represented an owner in connection with the acquisition of a 312,000-square-foot, mixed-use, multi-building complex in Rochester, New York.
- Represent an owner in connection with the acquisition of a multi-million dollars, 287-bed housing complex.
- Represented an owner in connection with disposition of a multi- building complex in the Albany, New York, area.
- Represented an owner in connection with the acquisition of a parking garage in Rochester, New York.
- Represented an owner in connection with the acquisition of a data center in Rochester, New York.
- Represented a manufacturing company in connection with the acquisition of a manufacturing facility and disposition of an existing warehouse and facilitated a 1031 exchange process in connection with the same.
- Represented a national company in connection with due diligence analysis of its office leases related to a merger and acquisition transaction.
- Represented a public entity in connection with drafting and structuring design-build and construction management at risk (CMAR) agreements for various projects.
- Represented hospitals and healthcare entities in connection with design and construction agreements for several hospital and healthcare projects in the New York City area.
- Represented a nonprofit organization in connection with drafting a design-build agreement for a state-sponsored construction project.
- Represented a company in connection with the acquisition of a commercial condominium project and worked on the related application for real property tax exemption.
- Represented various lessors in connection with various leases for office, retail, and restaurant spaces.
- Represented various lessees in connection with leases for office, retail, manufacturing, and hospital spaces.
Looking ahead
Given the cost -saving and the collaboration benefits provided by the design-build model, I expect to see an increase, particularly for public owners, in the use of the design-build model for construction projects instead of the traditional design-bid-build model.
